Beltline-facing Studioplex retail, townhouse project is officially a go
Initial retailers at Old Fourth Ward venture also announced

What’s said to be Atlanta’s first fireproof building—the former cotton warehouse turned mixed-use Studioplex—is on fire.
At least that’s the impression given by developers Columbia Ventures, who are partnering with Studioplex for the next phase of the pioneering adaptive-reuse community on Auburn Avenue in Old Fourth Ward.
A project that will bring 19 townhomes atop 31,000 square feet of retail with Beltline frontage is set to break ground this month, developers said in a press release.
The site overlooks the freshly paved Eastside Trail extension, just south of Irwin Street, and the project will include a direct Beltline spur. A new Studioplex parking deck was finished next door to the site in January.
As for the retail component, “the number and variety of restaurants and stores expressing interest has exceeded all expectations, and without any outside marketing whatsoever,” Dillon Baynes, Columbia Venture’s managing partner, said in the release. “Everyone wants to be on the Beltline.”
Several tenants have signed leases, according to Baynes. They include:
Shelley Lowther’s Dancing Dogs Yoga. Description:
“… with locations on the Westside and on Broughton Street in Savannah, as well as her Beetnix Juice Bar, serving a variety of organic juices, cold pressed on site. Lowther recently relocated to a loft near the Beltline.” (And she’s excited to open up shop nearby).
An unnamed craft bar. Description:
“The proprietors of 18.21 Bitters in Ponce City Market, Missy Koefod and Kristin Wingfield-Koefod will open their first bar featuring a craft cocktail bar, aperitif bar, and coffee. 18.21 Bitters crafts small-batch cocktail bitters, ginger beer, syrups, shrubs, and cocktail mixers.”
Hawkers Asian Street Fare. Description:
“… the award-winning startup out of Central and North Florida, will open their first store in Atlanta, with an innovative offering of street food from across Southeast Asia. The menu includes baos, skewers, and stir fried noodles in a small-plate environment where sharing is encouraged.”
Meanwhile, plans for a boutique hotel at the portion of the Studioplex compound that faces Irwin Street have apparently stalled. Companies involved in the hotel venture have repeatedly declined comment, but it doesn’t look like they’ll meet their projected opening of busy Labor Day 2017 in Atlanta.
Columbia Ventures has been busy elsewhere across intown Atlanta lately.
Including the Studioplex deal, the company is developing four mixed-use campuses: MARTA transit-oriented developments in both Edgewood and Avondale Estates, and also a project at the Annie E. Casey Civic Site on University Avenue.
